House hunting is on the up

If you’re looking for a home, you better act fast. The number of those who are showing interest in properties has risen to its highest level in over a decade, meaning that even more of us are scoping out the market as we make our way into summer.

New research has shown that estate agencies across the country are seeing lots of new faces in their windows and the number of enquiries from new customers has shot through the roof. For those who like the figures, a total of 439 home hunters were registered per branch in June, up from 383 in May – that’s a lot of people looking for homes out there.

In fact, it’s a few too many. Even though the Government are currently pledging for new homes to be built, as the population grows, it pays to be fast on your feet and snap up your dream property while you still can.

They don’t call it a house hunt for nothing, so if you’re on the prowl for a new home and want to make sure you don’t miss out, follow our rules to help you get your foot in the door:

1)      Know what you want

Research is key here and it’s best to save yourself time and energy by deciding what you want, where you want it and your budget before you even start looking at homes. We Brits often have a habit of taking a look at places that are slightly out of our price range or ideal location as a “just in case”. Obviously, this is fine if it really is your dream home, but chances are if you know you really can’t afford or it’s just that bit too far away, you’re not only giving up your own time, but the agent and the vendors too which won’t go down well, believe us.

2)      Know how to get it

If you’ve found the property you want, the next step is securing it to make sure it’s yours. There’s nothing worse than being so close to having the property you want to have it snatched out of your grasp so be careful not to wait around unnecessarily. Many people may try and haggle or keep the buyer waiting for an answer which can be a big no-no. Second viewings can also be useful, but if you’re 100% sure you want it from the first instance then don’t be afraid to take the plunge, as there’s every chance someone else could take it from underneath you.

3)      Think about finances

Let’s face it, property is always going to be one of the biggest purchases you’ll ever make and you’re going to need to be able to save a fair chunk of cash if you’re looking for a new home. If you’re buying, remember to factor in funds for solicitors and valuations as well as the deposit and everything else that comes with it.  The same goes with renting as you’ll have to think about rent as well as a deposit and letting fees too. It might even be an idea to speak to a finance or mortgage advisor beforehand so you know how much you can borrow before you get started. Trust us, it may seem to be all about the money for a while, but it will be worth it in the end when you’re chilling in your swish new pad.

4)      Talk to your agent

Not all agents are the same, and many are more than happy to help and offer advice rather than turn their back on you. They can talk you through the best locations in the area, what sort of property you can get for your price range and any other related queries you may have whether you’re looking to rent or buy. Especially if they’re an award winning agent like Ascend, obviously.
