Eviction ban: The final stages

The government confirmed the extension of the eviction ban across England and Wales which is now expected to come to an end on Sunday 20th September. Where a landlord has previously been required to give tenants 3 months’ notice for evictions in general cases, this has now been extended to 6 months’ notice until 31st March 2021.

While yet another eviction ban extension has been announced in England it seems that other parts of the UK have been giving it more longevity with Northern Ireland setting the ban until the end of March 2021 and Scotland looking like it will follow suit.

When this statement was first announced there was a lot of discussion regarding the governments need to support struggling landlords as well as tenants during this time. Following this, the government announced its plans in support for landlords who are affected by the worst scenarios.

These are:

-          Anti-social behaviour: 4 weeks’ notice

-          Domestic abuse: 2 to 4 weeks’ notice

-          False statement: 2 to 4 weeks’ notice

-          Over 6 months’ accumulated rent arrears: 4 weeks’ notice

-          Breach of immigration rules ‘Right to Rent’: 3 months’ notice
