EICR Regulation Changes

With new legislation starting this year we wanted to take some time to ensure you’re all aware of the changes and have all the information required regarding The Electrical Safety Standard in the Private Rented Sector (England) Regulations 2020.

This standard requires all electrical installations within rented property to be inspected and tested every 5 years by a qualified person. Any breach of these regulations may unfortunately result in a fine of up to £30,000.

We would also like to point out that Covid-19 will have no effect on the enforcement of this regulation and must be completed regardless.

Further details are as follows:

• The Electrical safety standards need to be maintained throughout any period for which a tenant occupies your rental property. Testing must be carried out for all new tenancies commencing on or after the 1st July 2020, and to existing tenancies from the 1st April 2021.

• If the report indicates remedial works are required, you must then ensure that a professional carries out the necessary works within 28 days of the testing date. Written confirmation of this remedial work must be supplied to the tenant, citing that all works have now been completed and that the electrical safety standards have been met.
