You’ll often catch our musings regarding the market, properties and regulation on our news pages, but today we thought we’d speak to you about landlords.
We manage in excess of 1,500 properties on behalf of landlords and if we do say so ourselves, that’s no easy task. Luckily, we love a challenge.
The truth is, what we do is huge and is often underestimated. We don’t just manage properties and look after their tenants, we manage assets and allow landlords and property investors to relax in the knowledge that we’re taking care of everything. And we actually mean… everything.
From the landlord who has inherited a property and not quite sure what to do with it, to experienced property investors who don’t have the time to dedicate to such a management task; here we’ll briefly run through exactly what it is we do and how we can help landlords and investors like yourselves.
It may be a factor that flies under the radar for many people, but we strive to make all our landlords aware of the importance of good marketing. It can make such a huge difference to the type of tenant you attract and how quickly you can let your property. It’s not just about popping properties up on portals (i.e. Rightmove, Zoopla etc), it’s about good photography, killer descriptions, social engagement and of course, our hot list of potential tenants who are looking for a property just like yours. For properties in areas of high demand, we also schedule open days – these mass viewings create a buzz and are not just an opportunity for you to see multiple people through the doors in one swoop, it also allows you as a landlord to meet potential tenants. -
- Finding and vetting tenants
Viewings are often conducted by a letting agent, it’s a fairly standard practice. However, we assure all our landlords that we don’t allow just anyone to rent a property. We go through credit checks, references and everything else required to make sure that landlords are gaining a tenant who can meet payments, responsibly look after their property and are who they say they are. It may sound simple, but we’ve heard our fair share of rogue tenant horror stores and they aren’t pretty. Trust us, it’s not worth the risk.
- Portfolio management
One of our USPs is our dedicated portfolio managers. Our A-team ensure our landlords are happy, no matter what. Whether you own one or a thousand properties, we have the resources and infrastructure to manage your entire portfolio, resulting in all of your assets being managed in one place - making life just that little bit easier.
