Open House Creates A Mass Viewing Buzz

Picture this: You and your partner have lived happily in a fantastic apartment, right in the heart of the Northern Quarter, Manchester for the past 8 years.
Then one day, you make the decision to move on. You decide to take the leap of faith and find a tenant to rent the place which you’ve called home for so many years. Where do you look? Where do you find an agent you trust, to not just look after you as a client, but also find a tenant who is likely to love and cherish the apartment just as much as you have?
This client in particular used review sites as their first port of call. After trawling through the many reviews of letting agents within the Manchester area, they came across the name of Ryan Mullender, one of Ascend’s superstar property consultants. And after an initial chin wag, Ascend were invited to tender along with several other agents from Manchester city centre. You could say that competition was tough.
Now, unlike other agents, we like to think that our team our different. Our guys really get to know each and every single one of our clients; this helps us dig deep into their wants, needs and what makes them tick. In this case, Ryan understood the emotional attachment the clients had to the property and in light of this, suggested a different way of marketing by way of an open house. An open house raises excitement, creates a buzz and is a great way to organise a mass viewing of a property. Most importantly in this situation, it would allow the landlords to choose the best possible tenant to live in their much cared-for home.
After considering all options, the couple realised they needed to focus on the quality of the tenant, not necessarily the quantity of rent, and loved the fact that Ryan understood how important their home and their personal circumstances were to them. Once the initial meeting was done and dusted, a short while later the couple announced they were very happy for Ascend to manage the property and gave the green light for the suggested open house. Quick off the mark, Ryan met with the couple to take some stunning photos of their home which would be used for marketing purposes. These were all given to the client before they went live, along with a detailed killer property description to ensure he had captured everything they felt was important. Once again, they really appreciated the personal touch and the involvement that Ryan had given them during the advertising process. Once finalised, the apartment was listed on the market on Friday, with the open day arranged for the following Wednesday.
An Influx of Viewings
By Wednesday, our team were flat out with enquiries. Prospective tenants tried twisting our arm into doing out-of-hours viewings, some wanted to reserve the property without viewing it! But our guys stood firm and continued with the open house as agreed with the clients.
At the apartment, Ryan busied himself ensuring that the apartment was well signposted and visitors knew where to go before the rush of people through the door. People excitedly viewed the apartment, fired their questions at him, and some even registered their interest there and then. By the end of the day, we had several offers to discuss with the clients and a conference call was arranged to talk through applicants and their suitability.
Talking through jobs, salary and lease length to work out who best fit the bill, the couple were in a position where they could effectively choose the tenant they thought was most suited. And the rest is history. Off they went, rest assured that Ascend would handle everything from that point onwards.
